Silver Springs Shores sits southeast of Ocala, in Marion County. The ZIP code is 34472. It covers about 22,000 acres.
It came out of the same wave that made Marion Oaks. In the 1960s and 1970s, big pieces of Florida were platted into small home lots and sold off around the country, often to buyers who never saw them. Most of the lots here are set for one single-family home.
So a lot of the empty land in the Shores belongs to owners who live far away. Some bought it themselves decades ago. Some inherited it. Many have never stood on it.
That is normal here. Owners let these lots go all the time.
The MSTU line on your tax bill is not an HOA
Look at your Marion County tax bill and you will see a line for the Silver Springs Shores MSTU. MSTU stands for municipal service taxing unit. It is a county charge that pays for community things in the Shores, like streetlights and the neighborhood amenities.
People often think that line is an HOA fee. It is not. Most of Silver Springs Shores has no mandatory homeowners association and no CDD.
The difference matters when you sell. The MSTU rides along with your property tax on the county bill. It is not a separate association bill and it is not an association lien somebody has to chase down at closing.
Some lots have county water and sewer
Silver Springs Shores has the best central utility coverage of the big Ocala subdivisions. It is still a lot-by-lot question.
Some lots there have both county water and sewer available at the street. Others have electric only, and would need a well and a septic tank put in.
Which one you have moves your price more than almost anything else about the lot. Water and sewer at the street save a buyer the cost of drilling a well and installing a septic system.
Your parcel record and the county utility office will tell you which one your lot is. It costs nothing to ask.
Mostly high and dry, with wet edges
Most of Silver Springs Shores is high and dry, and listings there commonly say the lot is not in a flood zone.
The edges are different. The Shores runs up against the Ocklawaha and Silver Springs drainage, and there are wetland pockets out that way.
So check your own lot rather than trusting the name of the subdivision. The county flood map and the federal wetlands map are both free and public.
The tax bill comes whether you use the lot or not
An empty lot earns nothing and gets taxed every year anyway. That is what wears most owners down.
Florida runs the same cycle in every county. Bills go out around November 1. Pay early and you get a small discount, 4 percent in November, then 3, then 2, then 1 percent in February. Taxes are due by March 31. They are late on April 1. Around June 1 the Tax Collector holds a tax certificate sale on unpaid lots.
