Rainbow Lakes Estates is out near Dunnellon, mostly in the 34431 ZIP code. It is not a city. The Florida Legislature created it as a special district back in 1969, and it straddles the line between Marion County and Levy County.

More than 11,000 lots were platted there. A large share of them were never built on. Parts of the community carry deed restrictions.

Down the road toward Rainbow Springs and Rolling Ranch, in 34432, the pattern is similar. Land that was cut up years ago and never used.

The land out here runs bigger

Closer to Ocala, in places like Marion Oaks, the standard piece is a quarter-acre home lot. Around Dunnellon it is different.

Most of the vacant land that trades out here is bigger than that. Half an acre to an acre is the common size, and there are plenty of parcels that run to several acres.

That changes who wants it and what it is worth. It also means a buyer is usually thinking about a house on some land, not a lot in a row of lots.

It is well and septic country

Most of the land around Dunnellon and in Rainbow Lakes Estates has no county water or sewer at the street. A well and a septic tank are the standard, and they are required on a single-family lot out there.

Paved roads are common in Rainbow Lakes Estates, which helps.

None of this makes your land hard to sell. It does set the price. A buyer is figuring in the cost of a well and a septic system, and that number comes off what they can pay for the dirt.

Wet ground is real out here

The name is not decorative. Rainbow Lakes Estates has lake and wetland pockets scattered through it, and some lots sit in or right next to them.

So check your own parcel instead of trusting the subdivision name. The county flood map shows flood zones and the federal wetlands map shows wet ground. Both are free and public.

A quieter market than the Ocala subdivisions

Be ready for this one, because it is the honest picture. Land around Dunnellon changes hands more slowly than land in the big subdivisions closer to Ocala. There is more standing inventory relative to how much sells in a year.

That cuts both ways. A listing can sit a long time out here, and the taxes keep running while it does. It also means an owner who wants out is usually weighing patience against being done with it.
