You live in another state. You own a vacant lot in Florida you have never set foot on. Maybe you bought it years ago from a brochure. Maybe you inherited it. Either way, the tax bill shows up every year for land you never use. You can sell it without ever traveling to Florida. Here is how.
Many of these lots come from old subdivisions
In the 1960s and 1970s, developers cut big parts of Florida into small lots. They sold them to people all over the country, often sight unseen. Places like Marion Oaks, Citrus Springs, Poinciana, Port Charlotte, and Palm Coast are full of these lots. Many owners never built. Many never visited.
If that is you, this is a routine sale. Owners let these lots go all the time.
You can learn a lot without leaving home
You do not need a plane ticket to understand what you own.
Find the parcel number on your tax bill or your old deed.
Look it up for free on the county property appraiser website. That is the county office that values land for taxes. It shows the lot on a map, its size, and the taxes owed.
Be ready for the truth about some of these lots. A number of them have real limits. Some have no road reaching them. Some have no water or power lines. Some sit on low or wet ground. Some carry yearly dues to a property owners association.
Knowing this helps you set fair expectations. We check these same things. We tell you what we find, including the parts that are not flattering.
You do not have to come to Florida to sell
A Florida sale can be done from where you live.
Papers are sent to you by email or mail.
Florida allows remote online notarization. That means you can sign in front of a notary over video. You do not have to find one in person.
The title company handles the county paperwork and any back taxes.
Your money is wired to you, or mailed as a check.
You never have to book a flight or take time off work.
You can also list it
You can hire a Florida agent to list the lot from afar. For a lot worth more, that may bring the most money. But many agents pass on low-value lots in these old subdivisions. And a lot can sit a long while, with the taxes adding up. For a small lot you have never seen, a straight sale is often simpler. We will tell you honestly which fits your case.
What we do
Give us the parcel number, or just the rough location. It is fine if you know very little.
We look up the county records ourselves, at no cost. We tell you what we find, even the parts that are not flattering.
If it fits, we put your land under contract and send the offer in writing. You decide on your own time.
We are not agents, and we do not list your land.
A licensed title company runs the closing from start to finish. You can sell from your kitchen table, a whole state away.
The honest part. What we can offer is below full retail. That margin is how we make a living, and we tell you plainly. If listing would put more in your pocket, we will point you there.
Tell us about your Florida lot
The parcel number is a great start. A rough location is enough. Write to us and we will reply.
