Marion Oaks is in the southwest part of the county. It is a big planned subdivision laid out in the 1970s. It has thousands of roughly quarter-acre home lots. Many owners live out of state and have never seen the lot.

Silver Springs Shores is southeast of Ocala. It is another large mid-century subdivision. It has wide curving streets and a lot of empty lots between the built homes.

What a vacant Marion County lot is actually like

Most of these lots are flat and sandy. They are covered in pines, palmetto, or scrub. A common one runs from a quarter of an acre to an acre. A few things change what a lot is worth.

Is the street paved, or is it a graded sand road? Some blocks are fully built. Others are still woods.

Is there water and sewer at the street? Or would a buyer need a well and a septic tank?

Is the lot high and dry? Or is it partly wetland, or in a flood zone?

What does the county allow you to build? Most of these are set for a single home.

The Marion County tax calendar, worth knowing even if you never sell

Florida runs the same yearly cycle in every county, Marion included. If you own a lot, this is the schedule your bill follows. The Marion County Tax Collector handles it.

Bills are mailed around November 1.

Pay early and you get a discount. It is 4 percent in November, 3 percent in December, 2 percent in January, 1 percent in February.

Taxes are due by March 31.

Unpaid taxes are late on April 1.

Around June 1, the Tax Collector holds a tax certificate sale on unpaid lots. That does not take your land right away. It starts a clock, and interest builds.

If your lot has back taxes, that is common. It does not stop a sale. Back taxes get paid out of the closing, so you are not writing a check up front. Here is how the whole thing works.
